LA City Evictions - Now Even More Costly

On March 10, 2026, the Los Angeles City Council voted 12–1 to approve a nearly $107 million contract with the Legal Aid Foundation of Los Angeles (LAFLA) to fund eviction defense and prevention services through the Stay Housed L.A. program. This will fund eviction defense for three years.
Stay Housed L.A. provides free legal representation, advice, and support to low-income tenants facing eviction. Program data shows that represented tenants succeed at remarkably high rates: approximately 55% remain in their homes, and another 40% secure favorable settlements. In eviction court—where landlords are almost always represented—many tenants previously appeared pro per and often defaulted or lost quickly.
That landscape has now changed dramatically. With millions of additional dollars flowing directly into tenant defense, more renters will have skilled attorneys fighting every step of the unlawful detainer process. The result? Expect significantly higher legal fees and longer timelines, more contested hearings, expanded discovery demands, and higher rates of tenant victories or costly “buy-outs” to regain possession of your units.
What should you do now?
We strongly recommend reviewing your tenant screening, lease documentation, and notice procedures with fresh eyes. Early intervention—before problems escalate—is more critical than ever. Consider proactive communication, mediation where appropriate, and strict adherence to all City of Los Angeles rent and eviction regulations. If you receive an eviction-related demand or notice from a tenant represented by Stay Housed L.A., contact our office immediately so we can mount the strongest possible response.
The Ryan Firm remains committed to protecting your rights and maximizing the value of your real estate investments in this increasingly tenant-friendly environment.
